This strategy has been implemented and continues to be a priority for the code enforcement group.
With new trained staff in place, the annual inspections of 111 existing multi-family complexes and approximately 10,900 units have become more consistent. Items in violation of the city’s local code and the ICC Property Maintenance Code are being identified. Based on the actual issue, the complexes are provided ample time to make corrections. Many of the non-life safety and more maintenance items are not required to be corrected to receive the renewed annual license. There are currently five complexes that lack a full license while working on necessary repairs. In the last year, 97 resident complaints have been abated and currently there are roughly 53 active cases to address issues in individual units.
Staff continues to work with multi-family developments to ensure they are meeting the standards and addressing resident complaints. Staff recently connected with the Houston Area Apartment Association who provides additional resources to property owners and can assist with resident complaints.
