Several inconsistencies with the Future Land Use Plan (FLUP) and the zoning map have been identified. Six areas have been specifically analyzed and evaluated with the Planning and Zoning Commission. The areas were or will be presented to City Council so the FLUP and/or the zoning maps are amended. Those amendments have been along N. Main, Bayway, Cedar Bayou Lynchburg, Massey Tompkins, and Kilgore Parkway. Addressing the inconsistencies is an ongoing process and coincides with property owners who want to develop or redevelop. A wholesale review will be done in conjunction with the update to the Comprehensive Plan.
City Council recently approved another amendment to the Future Land Use Plan in an area that was annexed into the City in late 2017. The area was previously slated for low-medium residential. The new designation of high-density residential would allow for commercial uses, multi-family, and single-family development along John Martin and Interstate 10.
Staff has completed an evaluation of the area just south of Interstate 10 between N. Main and Sjolander. The City Council approved a change to the Future Land Use Plan to accommodate light industrial uses in the area.
Addressing inconsistencies with the FLUP and zoning is an ongoing effort as the city's landscape continues to change. This effort will also be addressed in the upcoming Comprehensive Plan update.
